Application Qualification Requirements 

Income

​Applicants must have a combined monthly gross income that is equal to 3x the monthly rent or greater to qualify unless they have a Section eight Housing Voucher. For those with a Section eight Housing Voucher we must first determine what portion of the monthly charges you will have to pay, and then ensure your gross monthly income is at least 3x that amount.

To verify substantial savings submitted. We first calculate the total amount of savings and divide it by 12 and added to their monthly income for qualification purposes.

 

Applicants must provide acceptable income documents to verify their income. Acceptable income documents must have the applicant’s name, a date within the past three months (unless using an annual income document, like a tax return). The document must come from a verifiable source (no self-made documents, no word documents, no screenshots are accepted). Some examples of acceptable documents include: pay stubs, pdf bank statement showing consistent deposits or a large balance, tax returns, a statement of government benefits or an offer letter.

Co-signer

Co-signers/guarantors are applicants who sign and accept liability for the lease agreement. Co-signers/guarantors will be considered for applications that do not meet our minimum credit/income requirements. Co-signers/guarantors must have a credit score of 700 or more to qualify. 

Credit

Applicants must have at least one applicant in the application group that has a credit score of 600 or greater. Applicants who have had an eviction or foreclosure within the past 4 years are disqualified. Applicants who owe money to previous landlords or a utility company (electricity or fuel) must pay their debt and provide proof of the payment prior to being approved with Blue Door Living. If an applicant has no credit score then their score will not be considered in the application group. If none of the applicants have a credit score then their score will be considered less than 600 and a co-signer will be required. If an applicant filed for bankruptcy within the past four years they must have a cosigner.

Security Deposit

The Security Deposit must be equal to one month’s rent. 

Rental History

Applicants must have no evictions or foreclosures over the past four years.

Background/ Criminal History

New applicants 18 or older will be subject to criminal background check. Approval or denial of a rental application based on criminal history is at the sole discretion of Blue Door Living. Violent crimes or crimes with a victim perpetrated within the past four years are grounds for denial.

Pets

Maximum number of pets per apartment:

Weight Limit: 75lbs 

Monthly animal fee: $50/month for cats and $75/month for dogs

Dog regulations

 When applying applicants must provide photos of the dog(s) and breed. After reviewing the photo(s) to verify if there is any resemblance to the following prohibited breed. It is at Blue Door Living’s sole discretion to decide if an applicant’s dog is a prohibited breed or crossed with a prohibited breed. The primary reason that breed restrictions exist is that insurance companies will refuse to insure a property that has a dog on their restriction list.
