Simple, competitive pricing.

 

Our pricing is competitive for property managers in our service area. All of our services are covered by seven simple fees.

 

Great value.

Our one set of prices includes every one of our comprehensive services, meaning all of our clients get the same great value.

​

Plus, when we introduce upgrades to our services, as we do regularly, all of our clients receive them for no additional cost.

Everyday Management Services

For performing income collection, delinquency management, tenant management, management of maintenance services, accounts payable, and financial reporting on a daily basis, we charge:

 

Base Management Fee of 9% of collected income

(8% for clients with 20 or more units under management with us)

 

This fee is only charged on collected income, meaning if your tenants don't pay, you don't pay either.

Leasing

When we market your vacant unit for rent, facilitate showings for it, thoroughly screen applicants for you, and get a lease signed and a tenant moved in, we charge:

 

Leasing Fee of 75% of one month's rent of the new lease

Lease Renewals

120 days before the expiration of every tenant's lease, we review the tenant's profile, perform an inspection of the unit, and recommend to the owner whether to offer the tenant a renewal lease and at what terms.

 

If we offer the tenant a new lease and they accept, we charge:

Lease Renewal Fee of 10% of one month's rent of the new lease

Maintenance Technicians

When we dispatch one of our in-house Maintenance Technicians to complete a routine maintenance work order during business hours, we bill them at:
 

Maintenance Technician Routine Maintenance Labor: $60 per hour (1-hour minimum per visit to property)

When we dispatch a Maintenance Technician for an after-hours emergency work order, we bill them at:

 

Maintenance Technician After-Hours Emergency Labor: $120 per hour (1-hour minimum per visit to property)

When our Maintenance Technicians complete a unit turnover project, we bill them at:

Maintenance Technician Unit Turn Labor: $50 per hour

On the materials our Maintenance Technicians use for their work, we charge a:

​

Supplies Markup of 10%

Contractors

Whenever we hire a contractor on your behalf (including eviction attorneys) and manage them entirely so you don't have to lift a finger, we charge a markup on the contractor's invoice as follows.

​

Contractor Markups:​​

Invoices under $1,000:         9% markup

Invoices $1,000 to $5,000:   8% markup

Invoices over $5,000:            7% markup

Offboarding

In the event that you would like to discontinue management services with us, we charge:

 

Offboarding Fee of $50 per rental unit
