a. Information You Provide
  • Contact information: name, email address, phone number, and mailing address (e.g., when you submit a contact form, request information, or apply for a rental).

  • Owner information: details required to manage your property, including ownership documentation, banking and tax information for distributions, and authorized contacts.

  • Rental application and tenant information: full legal name, date of birth, Social Security number, government-issued ID, current and prior addresses, employment and income information, references, and other information needed to evaluate a rental application.

  • Payment information: banking, credit/debit card, or ACH details processed through our property management software (see below).

  • Communications: correspondence between you and us, including emails, phone calls, and messages submitted through our portals.

b. Information Collected Automatically
  • Device and usage data: IP address, browser type, operating system, pages visited, time spent on pages, referring URLs, and similar analytics data.

  • Cookies and similar technologies: see "Cookies and Tracking" below.

c. Information From Third Parties
  • Background and credit reports from tenant screening services (e.g., AppFolio screening) when you submit a rental application.

  • Payment confirmation and history from our payment processor.

  • Information from advertising and analytics partners (e.g., Google Ads, Google Analytics).

2. How We Use Your Information

We use the information we collect to:

  • Provide and operate our property management services, including marketing rental properties, processing applications, executing leases, collecting rent, and managing maintenance.

  • Verify identity, run background and credit checks, and evaluate rental applications.

  • Communicate with you about properties, inquiries, leases, maintenance requests, payments, and account matters.

  • Send marketing emails and promotional content. You can unsubscribe at any time using the link in any marketing email.

  • Improve our Site, services, and customer experience.

  • Detect, prevent, and respond to fraud, security incidents, or unlawful activity.

  • Comply with legal obligations (e.g., tax reporting, fair housing laws, and lease and dispute record-keeping).

  • Run targeted advertising through Google Ads and similar platforms.

3. How We Share Your Information

We do not sell your personal information. We share information only as needed and only with these categories of recipients:

a. Service Providers
  • AppFolio: our property management software, which processes online rent payments, owner distributions, accounting, communications, and tenant screening.

  • Email and marketing platforms used to deliver newsletters and transactional emails.

  • Hosting, analytics, and advertising platforms, including Wix (our website host), Google Analytics, and Google Ads.

  • Maintenance vendors and contractors as needed to fulfill maintenance requests.

b. Property Owners
  • Limited information about tenant inquiries, applications, and lease activity is shared with the property owners we represent.

c. Legal and Safety
  • We may disclose information when required by law, subpoena, or court order; to protect our rights, property, or safety; or to investigate fraud or abuse.

d. Business Transfers
  • If Blue Door Living is involved in a merger, acquisition, or sale of assets, your information may be transferred as part of that transaction. We will provide notice before personal information is transferred and becomes subject to a different policy.

4. Cookies and Tracking Technologies

Our Site uses cookies and similar technologies to remember your preferences, analyze traffic, and serve advertising. We use:

  • Essential cookies that make the Site work (these cannot be disabled).

  • Analytics cookies (Google Analytics) to understand how visitors use the Site.

Tenant and owner records are typically retained for a minimum of seven (7) years after a lease ends, in line with industry standards and federal and state record-keeping requirements. When we no longer need your information, we will securely delete or de-identify it.

Depending on where you live, you may have the following rights:

  • Access: request a copy of the personal information we hold about you.

  • Correction: ask us to correct inaccurate or incomplete information.

  • Deletion: ask us to delete personal information, subject to legal exceptions.

  • Opt-out of marketing: unsubscribe from marketing emails at any time using the link at the bottom of any marketing message.

  • "Do Not Sell or Share": we do not sell personal information, but California, Colorado, and certain other state residents may submit a request to opt out of any sharing for advertising purposes.

7. Security

We use reasonable administrative, technical, and physical safeguards to protect your information, including encryption in transit, restricted-access data storage, and vetted service providers (such as AppFolio) for sensitive financial data. No system is perfectly secure, and we cannot guarantee the security of information transmitted to our Site.

8. Children's Privacy

Our Site and services are not directed to children under 13. We do not knowingly collect personal information from children under 13. If you believe a child has provided us with personal information, please contact us so we can delete it.

9. Changes to This Policy

We may update this Privacy Policy from time to time. When we make material changes, we will update the "Last Updated" date at the top of this page and, when appropriate, provide additional notice (such as on our Site or by email).
